Construction Process
1. Getting to Know You
Meet with us to discuss your wishes and questions. We will get to know one another and talk about what you want in a home. You can visit our office or we can come to you. We will be more than happy to give you past clients to contact for reference, or show you some of our previous work. Looking at our plans is an option or you may already have a plan in mind. Once we get an idea of what you want, we can make changes to show what your home will look like, inside and out.
2. Design
Next, if you have decided that LKN Custom Homes, Inc. is the right choice for you, we will then begin the designing process. You will decide on a plan, and start the process of creating a home perfect for you. Feel free to bring photos or websites with ideas that you are looking to follow. We will discuss allowances for such things as brick, paint, landscaping, flooring, appliances, etc. Later in the process, you will choose your hardware, paint colors, cabinetry, etc. We will setup a timeline and give you an estimate on completion time. We will also give you pointers on how the construction loan works, and steps to take to move towards a closing date.
3. Construction
During the construction phase, we will stay in close contact with you to make sure every square foot of your home is to your expectations. You will be updated on the progress of your home weekly, if not more often. You will select your brick/stone type and color, windows, paint color, plumbing fixtures, flooring, cabinetry, granite, electrical fixtures, appliances and landscaping. You will be provided with many choices in every price range. We will be glad to assist you with your choices, if you need help.
4. Follow-ups
When your home is finished, and you move in, we are still dedicated to your satisfaction with our product. We provide a one year warranty on our work. Even after the warranty has ended, we are still here to make sure you are proud of your home. As a customer, you are our most valuable asset.
Steps for new construction:
Lot purchase
Decide on a floor plan, the elevation can be drawn to fit the floor plan
After the plans are in place and the driveway is decided on, a site plan and the erosion control plan can be drawn by the surveyor.
Exterior items to decide on:
- The type and color of siding/brick/stone,
- Type and color of the shingles
- Type and color of the windows
- What trees are to stay?
- Retaining walls if required.
Finalize interior:
- Type of fireplace
- Spec. sheet (flooring, door style, cabinets, Bath tub and fixtures, moldings)
- Submit plans to the County for approval.
- Install silt fencing per the erosion control plan
- 5. Clear the lot
- 6. Start construction
Note:
Fee schedule to get the project to the construction stage varies with the house size and if the plans are to be drawn, modified or built per pre-drawn plans without any changes
